Through our analytical platform, simulation engines and advisory services, we work on projects spanning urban programming, next-generation housing and digital twins, and future mobility systems.
Our work is grounded in 25+ years of research from the City Science Center at the MIT Media Lab. L3cities is led by President and Founder, Kent Larson.

Kent Larson
L3cities is led by President and Founder, Kent Larson, whose four-decade career spans architectural practice, advanced urban research, and the commercialization of breakthrough housing and mobility systems.
Kent is an architect and Professor of the Practice at the MIT Media Lab, where he directs the City Science research group. He is also Co-Director of the Norman Foster Institute on Sustainable Cities. Kent began his career practicing architecture in New York City and later joined MIT, where he has led pioneering research translating design and technology into real-world applications. He is the founder of multiple MIT Media Lab spin-off companies, including Ori Living, transformable housing, and Butlr, real-time sensing to enable efficient spaces.
Through initiatives such as CityScope, CityHome, and the MIT CityCar, Larson has helped shape global conversations on the future of housing, mobility, and the 15-minute city. His work has been deployed in cities worldwide and recognized for its long-term impact on urban research and practice.
